Storm damage insurance claim advice for landlords

Storms and high winds do not always result in major structural damage. More commonly, issues such as dislodged roof tiles, damaged fencing or water ingress occur. However, where a storm causes significant damage to a residential or commercial rented property, the insurance claim can quickly become complex, and insurers will often appoint a Loss Adjuster to assess the damage.

In the immediate days following a storm that has caused damage to a property you own, your main concern will be to safeguard against any further damage. This could be due to water ingress if your roof has been affected, for example. You are entitled to undertake emergency works, such as employing a local builder to erect temporary tarpaulin over the roof, to mitigate against further damage and these works will be covered by your insurer.

There is no reason why your insurance company or Loss Adjuster should discourage you from appointing your own Loss Assessor. If your Loss Adjuster is trying to dissuade you from using our services, you should question why they are against the idea of you being equally represented. Loss Assessors and Loss Adjusters are both insurance claim professionals, but there is one key difference in their role during the insurance claim process; a Loss Assessor is appointed by and works exclusively for the policyholder, while a Loss Adjuster is appointed and paid by the insurance company.
